Every applicant goes through a thorough screening process that includes:

Yes, tenants submit repair requests through our resident portal. Our team coordinates and dispatches one of our maintenance techs or involves a licensed vendor, depending on the issue at hand, to resolve the request. Our team keeps the resident informed with status updates. Owners are also informed about the work performed.Emergency issues are handled 24/7.

Our pricing is straightforward:
- Monthly management fee (8% or 10% of the collected rent)
- One-time leasing fee (when we place a new tenant)
- Lease renewal fee (for existing tenant renewals)

No, many of our clients are investors from out of state or overseas. We act as your local eyes and ears, keeping your property well-maintained and occupied. Our systems are completely remote-ready, offering digital leasing, online reporting, and contract signing.
First, check your current Property Management Agreement (PMA). Make sure you’re free to switch and that there isn’t a lock-in period.
We’ll help you through the transition process:
- Coordinating with your current manager
- Onboarding residents
- Transferring financials, leases, and keys
You don’t have to manage the switch – we’ll handle the details.
We proactively begin marketing the unit 30 days before vacancy. Our leasing process includes professional photos, widespread listing ads syndication mainly through Zillow, and our website.
Turnover work is coordinated and completed quickly to minimize vacancy loss. You’ll be notified throughout the process.
Yes, owners get to approve repairs above a specified threshold, typically, for repairs above seven hundred fifty ($750). You can also customize your approval limits during onboarding.
We use AppFolio for property and financial management, RentEngine for leasing, and showing scheduling. This ensures efficient operations, fast communication, and full transparency for owners and tenants.
You’ll receive monthly income/expense statements via your owner portal, including receipts and invoices. At year-end, we provide a full 1099 and annual report for tax prep.
You can also log in 24/7 to view reports, historical data, and transaction history.
Rent is due on the 1st and is late after the 3rd. We follow a strict rent collection process that includes:
- Courtesy reminders
- Formal 3-day notices (per Ohio law)
- Filing for eviction if necessary (and notifying you first)
We also work with tenants to prevent delinquency, guiding them to resources to seek financial aid, and we protect the owner’s interests.
Yes, SwissPMG is fully licensed and insured in the state of Ohio. Our team includes licensed broker, agents, and real estate professionals, and we maintain full general liability and E&O insurance.
Absolutely. We oversee renovations, value-add upgrades, and capital projects. From sourcing bids to final walk-through, we handle the process end-to-end with owner oversight. Our focus is always on ROI and rent-readiness.
Our agreements typically run 12 months, but can be structured to align with your goals. We aim to build long-term relationships, not lock you in with inflexible contracts. We have a 30-day notice for any reason if you would like to end the relationship.
While our core focus is residential investment property management, we do selectively manage small commercial or mixed-use buildings. Contact us directly to discuss your property’s needs. We do not manage HOAs.
